As a bird dog, your goal will be to acquire leads from around your neighborhood and personal network: sellers, buyers, renters and investors. Contact us to get an idea of what types of neighborhoods we’re looking for.

Vacant Properties
Many unwanted properties end up in disrepair. These are usually good opportunities for investment and improvement. We can quickly relieve them of their burden. If you see broken windows, tall grass, unkempt exterior or mail piled high, collect the property address and contact us.
For Sale by Owners
Go-it-alone sellers often find they’ve bitten off more than they can chew. Their properties typically stay on the market much longer than homes listed with real estate agents. We can help them unload their property quickly and allow them to move on. If you see a “For Sale by Owner” sign in the yard, collect the information from the sign and property address.
For Rent Signs
Many owners of unwanted properties sometimes try to hold onto them by turning them into rental units. But, becoming a landlord can bring unexpected challenges, expenses and headaches. Properties that have a “For Rent” sign in the front yard can be good opportunities for investment. If you see any, collect the sign information and property address.
Garage Sales and Yard Sales
Selling a new home is usually a good time to unload excessive possessions. If you see a yard sale or garage sale, stop by and ask the homeowner if they’re looking to sell their home. If they are, collect their contact information and send it to us.
Friends, Family and Colleagues
Many homeowners tell their friends, families and colleagues about their house being for sale before they contact real estate agents, in hopes of avoiding a contracted sales agreement. These “off-the-market” properties are good opportunities for both the seller and buyer. Reach out to your personal and professional networks to uncover these sellers and send us their address and contact info.
IMPACT REdevelopment is not interested in properties listed with a real estate agent or those with a brokerage sign in the yard.
What to do when a property is found.
1. Take photos of the outside. Get multiple views, whenever possible.
2. Write down the address. Ask neighbors for permission if you have to.
3. Find out if property is actually vacant. Ask neighbors if they know the contact information of owner.
4. Write down the phone number of the “For Sale by Owner” or “For Rent” sign.
5. E-mail all lead information to info@impactredevelopment.com or call (412) 849-3434 with lead information and leave a message. Don’t forget to leave your contact info and we’ll get back to you ASAP.
